Helping a Japanese-American Buyer Purchase and Settle into a Home in Japan

CASE STUDY

From finding the right property in Kashiwa to completing the purchase remotely and navigating post-closing procedures, Rukiye supported a U.S.-based Japanese buyer throughout the entire ownership journey.

Overview

A U.S.-based buyer with Japanese citizenship contacted Rukiye while exploring the possibility of purchasing a home in Japan. Although he had family ties to the country through his Japanese mother, he had grown up in the United States, did not speak Japanese, and had limited familiarity with Japan’s real estate and administrative procedures.

With a personal connection to Kashiwa through his family, he was particularly interested in finding a property in the area.

Challenge

The client had limited time in Japan to search for a home before returning to the United States. While he had a clear interest in Kashiwa, making a significant purchase after seeing only a small number of properties required careful consideration.

In addition, much of the transaction would need to be completed while he was overseas. After the purchase, he would also require support navigating Japanese administrative procedures that can be difficult to manage without Japanese-language ability.

Solution

Rukiye initially introduced several properties to provide the client with useful comparison points before focusing the search on Kashiwa, where he ultimately wanted to buy.

When a spacious, high-floor apartment with open views in the Kashiwa-no-ha Campus area immediately stood out, the client was ready to move forward. Rather than rushing the decision, Rukiye recommended viewing several other properties in the area and returning to the preferred apartment later in the day to experience the neighborhood and views at a different time.

After the second viewing confirmed that it was the right choice, Rukiye negotiated favorable purchase terms and proceeded with the offer.

Once the client returned to the United States, the remaining transaction was coordinated remotely through a Power of Attorney arrangement, including communication, documentation, closing, and practical preparations for the property.

Result

The purchase was successfully completed while the client remained overseas, and Rukiye continued managing practical matters related to the property until his return to Japan several months later.

When he arrived to take possession of the home, Rukiye assisted with the handover, utilities, and local administrative procedures. Because the client was a Japanese citizen who had grown up overseas and did not speak Japanese, she also accompanied him to the local City Hall and helped navigate the residency registration process required to establish his new address.

What began as a property search therefore extended well beyond the transaction itself, helping the client not only purchase a home in Japan but also navigate the practical steps of establishing his life there.
